What is a home inspection?
A home inspection is a professional, objective, visual examination of the overall condition of a home, done by a trained expert. The findings, covered in each detailed inspection report, will provide the home buyer valuable information and the confidence needed to make a well-informed purchasing decision. An experienced inspector will also have specific knowledge of homes in the area he works, such as Austin, Round Rock, Georgetown, Buda, Kyle, Lakeway and Dripping Springs.

A thorough home inspection will cover all the major systems of the home, including foundation, structure, exterior, roofing, electrical, heating, cooling, venting, insulation, plumbing, and interior. We will run performance tests on all applicable systems, provide an evaluation, and recommend repairs or replacement where needed.

Does a home receive a passing or failing grade?
There is no such thing as a ‘failed home inspection’. A careful home inspection done by a certified expert is a current assessment of the prospective home. We will present you the facts needed to make a well-informed decision on the purchase. Additionally, we will share recommendations and maintenance tips to help you take the best care of your home in the future.
Should I be present for the inspection?
It is not necessary for you to be present during the inspection. All findings, along with pictures will be presented in the written report of the home that is sent to you in a timely manner. Our detailed reports are easy to understand and as experts in the industry, we’ll be more than happy to go over any questions you have once you’ve read the evaluation.

However, we welcome clients on the inspection and feel that the ability to observe and ask questions during the walkthrough is extremely valuable for future reference, wether or not you end up purchasing that particular home in Austin.

On average, how long will the inspection take?
That is dependent on a multitude of variables for homes and commercial properties in the Austin area. The square footage, age, and condition of a home all factor into the length of the inspection. Typical inspections last between 3-4 hours. There is no cut-off time for an inspection, and we guarantee that we will always allow enough time to ensure that you receive a thorough home inspection.
How much does a typical inspection cost?
Several factors affect the price of a home (or commercial property) inspection including age, size, and structure of the building. An average home inspection is between $400 – $500. We provide additional services that can be added to any base price.
Do you offer wood destroying insect (WDI) inspections?
We don’t do WDI inspections ourselves, but we can recommend reliable providers that we work with regularly. They usually offer same day service.
